How much do you have to charge to be able to rent in Dénia?

It is the big question that one asks when faced with the search for a rental in Dénia: can I afford it with my salary? For a few years now, house prices have skyrocketed in the city, moving too far from the overwhelming reality, which is that the average salary in the capital of the Marina Alta It has not increased at the same rate and is far enough away to make this a nearly impossible task. With Dénia's salaries, we already mentioned, it is very difficult to be able to reside in the same town.

Let's put ourselves in the most extreme but also absolutely common situation: what salary does a person have to have to be able to live alone, without the need to share a home? It seems like this is splitting hairs, but there should be a wide offer in a municipality for a single-person unit, as these are very common situations. However, in Dénia it seems impossible to live without company, or at least it is without an adequate payroll.

There is no housing for minimum wages

There is currently no offer for people who earn the minimum wage. Taking into account that experts advise not allocating more than 30% of your salary to housing in order to live in decent conditions, there is currently not a single offer in any neighborhood of Dénia that allows the residence of an independent person who charges the minimum salary.

To find rentals that involve an investment of 30% or less of the salary you have to deposit more than €1.400, net, and the options are rather scarce. Only between Carrer Sagunt and Avenida Montgó, and between Avenida Alacant and València are there some tenants who have rentals at such "affordable" prices.

The truth is that there were almost no options to choose from in the capital of the Marina Alta until the income did not exceed €1.800. To find valid contracts for less than that, and always more than 1.400, you have to search a lot, but once you exceeded €1.800, a wide range of options opened up. At least, at the time when the majority of active rental contracts were signed in Dénia, since in the last couple of years the offers have suffered a new price inflation. So today's options are either to share expenses with another tenant, or to count on the aforementioned net income, or to turn a deaf ear to the experts and risk allocating more of the income than they advise to having a roof over their heads.

    Genau so ist das Wohnproblem in Spanish hauptsächlich durch den Tourismus.Hier ist doch schnelles Geld zu verdienen nicht nur Sommer auch die Winterzeit wird ja auf den Tourismusmessen angepriesen. von Politikern und Tourismusbranchen., der Bür ger, der hier arbeitet und auch hier leben möchte findet kein bezahlbaren Wohnraum

    Die privaten Ferienvermietungen in normalen Wohnkomplexen nehmen immer mehr zu, sie werden ja auch nicht kontrolliert von offiziellen Stellen.Wie kann es sein ,das Vermieter mehrere Wohnungen nur als Ferienwohnungen vermieten können.

      You really are cool, perhaps the question is: What's the point of studying when we have neighbors who prefer to turn Denia into a tourist playground, making housing impossible for their neighbors and therefore making the growth of the city impossible? Be careful, but we agree on something and that is that legislation must be legislated, but to prohibit the abuses that are committed with vacation rentals, charging ridiculous prices and proliferating more and more in our city, and then so that tourists leave 4 pesos in shops who are also (surprise) multinationals, destroy the heritage and impose their law as they have no real repercussion for their actions.

    Does the person who wrote the news live in Denia or Juanolulu? He lives in another reality. …I rent all year round for €590 and shared and I don't even know how we found it. The news should tell the reality and it is none other than that it is impossible to find a rental home for the entire year. Since everything is tourist rental, without going any further, the apartment next to me is dedicated to this and earns €900 every 5 days with Booking and Airbnb in season. Who is going to risk annual rent if you also fix your life? In winter everything is empty and Denia without finding decent housing.
