Justice has declared the NUT null "because it is contrary to law." The transitional urban regulations, known as NUT, of the municipality of Dénia have been overturned by the Superior Court of Justice of the Valencian Community.

The NUT, approved in 2013, were the urban regulations in force while the approval of the General Structural Plan was awaited. Some controversial rules that had received half a dozen resources (even from the Dénia City Council itself). The first to arrive at the TSJ has already meant the end of the NUT. An end, yes, that is not yet final, since the ruling is open to appeals.

In this way, a private company has managed to knock down the NUT after suing both the Generalitat Valenciana and the Dénia City Council. A great blow for the urban sector that is left without any plan and forced to carry out more studies for each license requested, just at a time of a new construction boom.

How will it affect Dénia?

The ball is on the roof of the City Council, and they are the ones who must mark the new rules by deciding how to interpret this sentence. You will have to accept it or appeal it, but in the end you will need to reactivate mechanisms so that Dénia can coexist without urban regulations.

The lack of regulatory regulations could give an image of anarchy that would alienate large investors who thought of Dénia to build their projects. Companies seek to live with rules that indicate how to act and avoid confusing procedures that do not ensure a positive result for them.
