The neighbourhoods in Dénia with the highest number of tourist rentals per inhabitant and their solution

There has been a lot of news this summer about the supposed tension that exists in tourist cities, including in Dénia, between residents and those who are just passing through. Especially when we talk about the imbalance between rest and the growing number of tourist rentals that appear within the urban area. Now, thanks to the study by the University of Alicante, which has been public since yesterday afternoon (you can check it here), we know that this is not a homogeneous phenomenon throughout the city of Dénia, but while some neighborhoods barely have accommodation of this type, others are up to their necks in water.

The study that has been talked about so much these months, and whose first consequence has been the precautionary suspension of the issuance of tourist certificates for the creation of new rentals of this type, is now accessible to everyone. It has made a diagnosis of the situation in Dénia, revealing many surprises and some concerns.

As we mentioned earlier, we can now find out where the 5.040 tourist homes registered in Dénia are, many of them concentrated in some neighbourhoods while others continue to maintain very high figures of main residences. Throughout the municipality, the situation of Marines, where we find more than half, 53,8%, of the registered tourist rentals. This is 2.712 tourist apartments. Another 1.613, 32% of the total, are distributed between Les Rotes y the MontgoIn the urban area the figure does not seem so high, 674, which would be 13,4% of the total (taking into account that the remaining 0,8% is La Xara, where 41 of these accommodations are registered).

However, due to the high number of people living in these suburban districts, where there are also many second homes, there are not as many problems arising from possible tensions between residents and tourists. In the urban centre, the opposite occurs, because although the number may seem smaller, they have to live with large concentrations of people who have their resting place in these streets.

And, once again, tourist rentals have not been distributed equally across the map, but there are some with so much overcrowding that they have forced the City Council to take precautionary measures, while they prepare definitive ones to prevent these businesses from ending up expelling the usual residents.

Tourist rentals in the town centre of Dénia

In Dénia, most neighbourhoods can still breathe a sigh of relief regarding the census of tourist rentals. In those with a higher population density, such as Saladar, Marquesado or Paris Pedrera, the figures are far from alarming. The same does not happen in the centre or near the port, where the largest number of short-term rentals are concentrated.

The Dénia neighbourhood with the most tourist rental spaces in relation to its population density is Baix la Mar. There are 50 spaces per 100 inhabitants. It is followed by the central area, where in some sections (nearly Glorieta) the ratio is 45 places per 100 inhabitants. Also noteworthy is the port, with a ratio of 32, the rest of the centre and Darrere del Castell.

The areas furthest from the centre and the sea have the lowest ratio of beds per inhabitant.

If we translate the number of places into tourist accommodation, we obtain that the exact figures for legal rentals of this type in the most tense neighbourhoods are:

  • Baix la Mar: 409 places distributed in 88 tourist accommodations.
  • Center (Glorieta area and surroundings): 394 places distributed in 80 tourist accommodations-
  • Port: 355 places distributed in 76 tourist accommodations.

What is the solution?

At the presentation of the study, which took place on Thursday afternoon, several solutions were put on the table to improve access to housing in Dénia and avoid problems of overcrowding of tourist rentals. Regarding the latter, now that the ratios are available thanks to the study, they will consider setting a limit so that it is not exceeded. According to the Councillor for Territory, Maria Josep Ripoll, they are considering setting this ceiling between 30 and 50 spaces per inhabitant. In Barcelona, ​​for example, the limit is 40. Now they must decide, within that range, what the limit for Dénia will be and implement it, which will prohibit it from being exceeded in any neighbourhood of the city centre.

    It is shameful and, in my experience, outrageous that nothing is done. The owners of the houses ask you to vacate even though you have a long-term rental contract in force, and they receive their rent punctually every month (they tell you... the truth is we are happy because you are a good tenant, but I need the house for family use), and surprise... a few days after moving in, I see a large sign on the door of the house available for holiday rental.

    What is not mentioned is the percentage of tourist accommodation in relation to the total number of homes. That is the most important part. Not to mention the percentage of days of occupation of tourist accommodation and the contribution of tourism to the economy of Dénia. Without this data, everything seems a bit biased.
